Job Description

Scope/Purpose of the Position

The Transition Team Licensed Loan Partner will act as a conduit for a new hire loan officer in whatever capacity the loan officer requires. Responsible for potential clients and guiding them through the loan application procedures and gathering information to ensure that a smooth process is made while the MLO is in training and getting adapted to Homebridge. This position will also a ssist designated Mortgage Loan Originator(s) in growing their business through a combination of marketing, sales, and administrative responsibilities.

Key Responsibilities and Essential Functions

Primary Responsibilities Pre-Qualifications: Assist the Loan Officer in the pre-qualification process for potential borrowers including but not limited to: Conducting an applicant interview and full completion of the 1003 loan application, completion and client review of the GFE and Closing cost worksheet, obtain and review of in-file credit reports, and recommendations and/or advice on loan program eligibility Borrower Eligibility Review: Review and analyze requested income and asset documentation to determine prospects ability to repay. Review all additional documentation needed to determine prospect also meets product guidelines prior to issuance of a pre-qualification letter Coordinate Loan Package Standards: Ensure each file meets file quality and completion standards set forth by Regional Guidelines prior to submitting for client disclosures to be disbursed. Submit file to Disclosure team within 24 hours from complete loan package Processing Missing Documentation: Performs necessary follow-up with the borrower and/or the loan referral source (realtor, builder, etc.) to ensure the timely receipt of any missing documentation needed to meet file submission standards required by the file set-up team and the loan processing department. Review and complete upload of all documentation into the Blitz-docs system and re-run DU/LP to ensure borrower qualifications Facilitates Communications - Managing Expectations and File Timelines: Maintain communication with the borrower and the loan referral source regarding any change of loan status as it pertains to documentation needs in cooperation with the assigned loan processor, milestone touch-points (Processing, Underwriting, Approval, Clear to close), and milestone to ECD (Estimated Closing Date) in the effort to properly manage expectations in meeting loan commitment and closing dates Loan Officer - Communication and pipeline review: Act as a liaison between the Loan officer and Processor for all matters related to each file. Conduct a daily Brief and Debrief meetings/calls with designated MLO to review full pipeline and set daily strategy/initiatives Loan Processor - Communication and Pipeline Review: Conduct a weekly or as needed pipeline meeting/call to identify file progress or issues that need to be addressed Contact borrower and referral source a minimum of 48 hours prior to closing to review the preliminary HUD-1 settlement statement from the attorney/processor Other duties as assigned Mentor new MLO's in getting acclimated with the company's processes, products and policies which may include but is not limited to: Organize and track active loans as assigned Monitor the status of each file and ensure accurate and efficient processing through to closing Obtain borrower applications and pre-qualify applicant -- review with MLO on how to proceed with the client and/or agent(s) Give top quality customer service to your assigned MLO and his clients/agents Assist with pricing and rate locks Update loan officer pipeline status Assist with exporting and importing information into applicable systems Assist with preparing Flowsheets Provide conditional approvals as needed for borrowers and agents Provide trouble shooting assistance with onsite follow up and hands on training when needed.

Work Experience and Knowledge, Skills and Abilities Excellent oral and written communication skills High level of interpersonal skills to work effectively with others Excellent organizational and time management skills Basic computer skills including the ability to function in a Windows Environment utilizing Outlook, Excel, Word and MS Project Ability to hear and understand customer inquiries and oral instructions from supervisors Ability to work overtime as/if required Ability to work in a fast paced, high volume environment Understands the Operations policies and procedures Maintains knowledge of product manuals and all company programs and their requirements Remains current on Laws/Regs: Responsible for staying up-to-date on federal, state, and local laws and regulations; FNMA; FHLMC; FHA; and VA as they pertain to the mortgage lending industry Reports to work on a daily and timely basis

Minimum Qualifications Must be federally and State licensed as a Mortgage Loan Originator or working towards becoming licensed in the states where business will be conducted. Required at all times to possess a valid motor vehicle driver's license and shall provide evidence thereof at time of employment and thereafter at any time requested by Homebridge. Required to possess valid motor vehicle insurance as required by the state in which the motor vehicle is licensed. Required to provide evidence thereof at time of employment and thereafter at any time requested by Homebridge. If your driver's license or insurance is revoked, suspended or discontinued you must notify Human Resources immediately of the revocation, suspension or discontinuance action.
